MGM Resorts Invests $107 Million in Borgata Tower Renovation

MGM Resorts is committing $107 million to a comprehensive renovation of more than 2,000 guestrooms and suites in the Borgata’s original hotel tower. The project aims to modernize the property while maintaining its position as Atlantic City’s market leader—a title Borgata has held for over a decade.

Borgata, which opened on July 2, 2003, as a joint venture between MGM and Boyd Gaming, became fully owned by MGM in 2016 when the company bought out Boyd’s 50% stake for $900 million.

A Fresh Look for the Borgata Tower

The 43-story Borgata Tower will undergo a floor-by-floor renovation that includes updates to the main lobby, corridors, and elevators. Los Angeles-based Avenue Interior Design, a long-time collaborator with Borgata, is leading the design work.

“As one of the most important touchpoints within the resort, this reinvestment gives us the opportunity to thoughtfully evolve the Borgata Tower for today’s guests,” said Borgata President and Chief Operating Officer Nik Rytterstrom. “The design stays true to the sophistication and energy of the property, while introducing a fresh and elevated sense of comfort that still feels distinctly Borgata.”

Avenue Interior Design co-founder Ashley Justman noted that the tower will feature an Italian-inspired aesthetic with warm wood, blue tones, and metallic accents. “It was important to us that the design feel evolved and sophisticated without losing the glamour, confidence, and energy that are so intrinsic to Borgata,” she said. The firm’s portfolio includes Station Casinos, Palms Las Vegas, and Yaamava’ Resort Casino.

The $107 million renovation is expected to be completed by late 2027, with renovated rooms opening on a rolling, floor-by-floor basis. This project follows the 2023 renovation of the Water Club, which was rebranded as the MGM Tower during a $55 million overhaul. MGM has also recently updated the casino floor, restaurants, bars, and other amenities.

Borgata Remains Atlantic City’s Profit Leader

Borgata is by far the most profitable casino in Atlantic City. In 2025, it posted a gross operating profit of $237.4 million—nearly double that of its closest competitor, Hard Rock, which earned $123.8 million. Through the first half of 2026, Borgata’s operations generated a gross operating profit of $60.1 million, a 5% year-over-year decline. However, the property still extended its market lead, as Hard Rock’s profit fell 10.5% and market-wide profits dropped 9%.

As of June 30, 2026, Borgata offered 2,727 guestrooms. Its casino floor features more than 2,500 slot machines with denominations ranging from $0.01 to $1,000, dozens of table games, a BetMGM Sportsbook and Racebook, a poker room, and Atlantic City’s largest dedicated Asian gaming space, which includes Pai Gow poker and baccarat.
